Is Home Ownership for Everyone?

I love to help people find a home. It is one of the most fascinating processes that we go through. To see someone find "the place" after sifting through many others is always exciting, but is home ownership for everyone? Once the new owners get through the initial excitement, there is really a lot to do in order to keep the home in good condition. Here are some things to keep in mind:

1. The grass will have to be mowed. It has to be mowed not only for aesthetic purposes, but also to keep it away from the house, where it can cause damage.

2. The exterior must be maintained. Wooden surfaces must be painted or they will deteriorate. Vines and bushes must be cut back to keep them from damaging the house. Siding must be washed and kept free of cracks or holes where moisture can get inside of the walls.

3. The roof must be repaired in the event of any damage. This prevents water infiltration which can cause mold.

4. Gutters must be cleaned regularly and kept in working order to prevent water damage to the house.

5. Driveways must be sealed to avoid cracks. In the winter, water can get down into small cracks and expand when it freezes. This will cause bigger cracks in the driveway.

6. Basements must be fixed in the event of water intrusion to avoid the growth of mold. Also, sump pumps must be kept in working order for the same reason.

7. Vents must be kept clear, and the screens that cover them must be free from tears. (We have all heard what happens when dryer vents are not cleaned out.)

8. Furnace filters must be cleaned/replaced every month and furnaces should be serviced on a regular basis.

9. Leaky pipes must be repaired as soon they are discovered. That leak will only get worse with time, not better and it could cause extensive water damage.

10. Decks and wooden porches must be sealed. That beautiful deck or porch will not last long if it is neglected.

11. Windows must be caulked on a regular basis, and repaired/replaced when necessary.

Keeping your home in great condition will help to preserve or increase it's value and keep it looking great for years to come. If maintenance is not for you, there are other alternatives. Condos and townhouses are wonderful options if ownership is your goal, but you do not want the exterior maintenance.

If you plan on living somewhere for only a short period of time, renting may be the best overall choice. Consult a real estate professional to discuss your plans and options.
