Don't Judge a House by its MLS Photo

I noticed the house as it showed up for several of my buyers on auto-prospecting. There was one photo, and it made the house look like an absolute shack. To look at that photo, one would expect to see junky old cars sitting around, and maybe an old droopy clothesline hanging in the front yard. It was listed at $85,000 though, and it was very interesting to me.

The house was described as a 3 bedroom, 2 bath with an attached garage. When I noticed the location, the only house that came to mind was a house that I have passed dozens of times. I thought to myself, it cannot be far from the cute little vacation home that is nestled on the hillside across from the river.

I spoke with a buyer not long after that who asked if I had noticed any listings that looked interesting. She wanted to see something a little better than her current price range, so I told her about the home. We made an appointment, and I prepped for the showing.

As I approached the address, I thought to myself, "No, it couldn't be." Yes it was! It was the cute vacation home tucked into the hillside across from the river. The photo had completely lied. This beautiful little house was appraised by the auditor at almost $160,000, and it was now a HUD foreclosure listed at $85,000.

I met my clients there, and people just started pouring in. I went on to show the house that weekend to two other clients. Every time that I showed it, I met at least two other realtors and a curious walk-up. I did submit a bid for one of my buyer couples and encouraged them to go in with their highest and best. This house was definitely going over list price, I just wasn't sure how far over it would go.

I looked online today to see the details of the winning bid. The house had gone for $95,000, and I was not a bit surprised. The only thing that I am wondering is how many people stayed away because the photo had so horribly misrepresented that home. It would have been standing room only if the photo would have matched.
