We have all seen the shows on HGTV and other networks where a few quick fixes transform an ordinary house into a warm, desirable home. Here are a few "quick fixes" that I found on realtor.org. They will add value to your home to attract buyers, or just give your home a lift.
1. Buff up curb appeal. Make sure that landscaping, paint, gutters, and shingles look fresh and in good condition. Also, add accessories such as flower pots or benches to distinguish your home from the others on the street.
2. Enrich with color. Use soft or neutral colors that are warm and inviting. Avoid colors that are too bright or bold.
3. Upgrade the kitchen and bathrooms. These are the "make-or-break" rooms that seem to be most important to buyers.
4. Add old-world patina. Install crown molding that is proportional to the room's size and architecture.
5. Screen hardwood floors. This process involves a light sanding followed by a coat of finish. It cuts expense because it does not involve completely stripping the floor.
6. Clean out and organize closets. The closets do matter to buyers. If the closets look too full, it gives buyers the impression that there is not enough closet space in the home.
7. Update window treatments. Use window treatments that allow for light and views.
8. Hire a home inspector. This allows you to fix problems ahead of time so that your home is in "move-in" condition.
