I awoke to the sound of my husband's alarm yesterday morning. The Ohio Attorney General was a special guest on a radio program, and he was talking about the increase of fraud being perpetrated on those who are facing foreclosure. He was specifically talking about companies that exist to scam people who are already in financial distress.

With over 14,000 properties for sale in the Greater Cincinnati area, it is easy for listings to get relegated to "the pile" of inventory for many reasons. Here are some tips so that you can avoid being thrown on the pile (and what a deep pile it is).

1. Be ready to price your home appropriately. Avoid insisting on a price based on emotion, what you paid for the house, or what you need out of it. In many areas, you are competing with foreclosures and short-sales. They make up the market, so be prepared to demonstrate your value.

My husband and I just celebrated 15 years of marriage last week. I hadn't been married to my him very long-maybe a few years when we started talking about buying a home. I had a listing appointment recently, and I had to deliver some unpleasant news. The price at which this particular home was listed was way too high. Nothing comparable had sold within a mile of this home within the past 6 months, so I expanded my search for "solds" to include the entire township.
